Buying a home in Ellen Gardens

  • Will I own my own home?

    Yes, you are purchasing a Survey Strata-title property which you are free to use as you wish in the estate setting and dispose of at any time. You receive any capital gain upon sale and are only liable for normal selling costs at that time.

  • When will the homes be available to purchase?

    At this stage, the homes will be available to purchase in early 2024. You’ll be able to secure your preferred home design and location. For any homes not sold off the plan, there may be move-in-ready homes available to purchase in 2024. Register your interest to be the first to know when the homes will be released.

  • Can I tour the home before I purchase?

    There will be three display homes opening soon. You’ll be able to walk through the homes and touch and feel the selections on display. Register your interest to find out when the display homes open.

  • When can I move in?

    As the homes will be available to purchase off the plan, the first release of homes are expected to be completed in 2024, allowing you plenty of time to sell an existing home if you need to. Our sales team can discuss this in more detail with you.

  • Do you have to be over 55 to live in Ellen Gardens?

    At least one of the occupants must be 55 and over, or the surviving spouse of such a person. 

  • What upfront costs do I need to consider when purchasing a home at Ellen Gardens?

    An initial deposit will be required to secure your home. You pay the balance of the purchase price at settlement, your pro-rata proportion of water and council rates and any settlement agent’s fees and transfer fees including stamp duty. The sales team can assist with an estimate of your costs.

  • How long is the settlement period?

    The settlement period depends on the timing of when you buy. If you buy early off the plan to ensure you secure the home of your choice, it is expected to be completed approximately in 2023. If buying once the homes are completed, settlement could be arranged within 3 to 4 weeks if you have nothing to sell.

  • What are the contract terms if I decide to buy a home in Ellen Gardens?
    1. You enter a standard REIWA Offer & Acceptance Contract for Strata-titled purchase.
    2. A deposit amount of $5,000 will be payable upon signing of the contract. This is held in a real estate agent’s Trust Account pending settlement.
    3. All costs of pre-start optional extras are paid separately to the builder and are non-refundable
    4. If you have an existing house to sell, this can be discussed with our sales team.
    5. The balance of the purchase price and any other fees are payable at settlement.
  • Can I have pets?

    Ellen Gardens is a pet-friendly estate. Common sense rules apply for the comfort and amenity of other residents. Schedule 2 of the Strata Titles Act by-laws permits pets on a lot or the common property unless a notice is given by the Strata Council to an owner to remove their animal.

  • How many homes will there be?

    Ellen Gardens is a boutique estate, comprising of 35 homes once complete. The estate will be developed in two stages. View the Stage 1 plan

  • Will there be any community facilities?

    Ellen Gardens has been designed with the community in mind. There is a central park area with a dog exercise area, toddler play area, pavilion with BBQ facilities and a community garden for residents to use.

  • What home designs are available?

    There are four standard home designs to choose from, which have been designed to Livable Housing Australia (LHA) Gold Standard for “aging in place”. Browse floorplans. 

  • What is the Livable Housing “Gold Standard”?

    Livable Housing Australia (LHA) reviews and accredits housing design as being most suitable for seniors housing. Most people wish to comfortably “age in place” in their home. The secret is properly considered design with attention to possible future mobility issues as time goes by. This is not only important for you but also for carers, including family members, if you ever need any assistance at home.

  • Can I choose which home design I’d like to build?

    Each lot within Ellen Gardens has a pre-selected house design, to ensure it meets building guidelines. You can choose which lot you wish to purchase, provided it hasn’t already sold.

  • What is the specification of the home?

    The turnkey homes are built by Dale Alcock Projects and comes standard with premium inclusions by quality brands and suppliers. Every Dale Alcock home is also backed by a 25 Year Structural Warranty and 12 Month Service Warranty, giving you peace of mind your new home will be low maintenance for years to come.   • What colour selections are available?

    There are three internal and external colour schemes available to choose from, if purchasing off the plan.

  • Can we make structural or home design changes to the homes?

    A lot of thought has gone into the planning and design of the homes. Structural and design changes to the plans are not possible due to cost and construction scheduling implications. However, there are some optional upgrades available; refer the question below. 

  • What upgrade options are available?

    When purchasing off the plan, there are a number of optional upgrade options to choose from. View optional upgrades flyer.

  • What security features will be available?

    Ellen Gardens is a gated community to provide residents with peace of mind. A MyAir pad is a standard inclusion, which is able to connect to the cameras in the caravan parking area, as well as other apps and to enhance home security.

  • What size is the PV solar power system?

    A 3KW solar power system is included in all homes, providing significant savings on energy costs.

  • What parking is available to my home?

    All homes will have their own garage for secure parking, each with a storage area. There will also be street parking for visitors.

  • Is there parking for my caravan?

    Yes, there is a separate area for trailer parking, subject to availability on a first come first served basis. There will be an additional cost payable to the Strata Company in addition to the strata levy. You will enter into a separate parking license agreement as the trailer parking is not sold with the home you purchase, but is rented.

  • Do the homes come with a structural and maintenance warranty?

    The homes are built by award-winning builder, Dale Alcock Projects and are built to last. The homes come with a 25 years Structural Warranty and a 12 month Service Warranty.

Living in Ellen Gardens

  • What costs are involved with living in Ellen Gardens?

    You will be responsible for all you’re normal living expenses. In addition, there will be a Strata levy or fee which is paid quarterly and will cover your share of the operating and maintenance costs of the common areas. See below what is included in the levies.

  • What is included in the strata fees?

    Strata fees or levies include all operating costs of the village associated with the common areas and front yards. More complete details are provided in the Proposed Strata Budget. The budget is reviewed annually and approved by all owners. A copy of the proposed budget for the first years will be provided before you enter into a contract to buy.

    The costs for the common areas, include but not limited to the following:

    • Garden and other maintenance
    • Electricity and lighting costs
    • Strata management fee
    • Bank fees
    • Water consumption
    • Reserve fund
  • If I decide to leave, will I incur a selling fee or any other fees?

    When you decide to sell, it will be the same process and costs as with any other residential sale. There are no exit or deferred management fees which usually apply in retirement villages.
